DESIGN FEES :Our process is simple. Please see below for the steps and associated fees:1
- 1. WE DESIGN: (BILLED AT 3% OF CONSTRUCTION COST.TYPICALLY $5,000-$12,000 FOR A SIGNIFICANT ADDITION, $15,000-30,000 FOR A NEW HOME).
- We keep your budget in mind and make efforts to design towards that.
- 2. WE DO A CONSTRUCTION-COST ESTIMATE: ( PROFESSIONAL ITEMIZED ESTIMATE: $2,000-$3,000)
- We offer you a choice of the following estimating methods:
- we get you a rough estimate for the cost of your job.This is called a Feasibility Study )
- We will also supply you with blank bid sheet to give to the Contractors.
- From this estimate we either:
- go back to the drawing board and tweak drawings to reduce the scope of work (back to step 1, Design)
- or we move forward to 'Getting the Job Done!'. We do the work described below and use this estimate to base the initial fee.
- We offer you a choice of the following estimating methods:
- 3. WE GET THE JOB DONE: (OUR FEE = 15% OF CONSTRUCTION COST)
- We create Construction Documents for permitting, bidding, and construction.
- We coordinate engineers and surveyors etc to compile one comprehensive permit and construction package.
- We help you find a contractor and analyze bids.
- We participate in construction over-site until the completion of the job.
HUD 203k Consultant Fees for 203k and Homestyle Renovation Loans ;
The base fee is $450 for the repairs that range between $5,000 to $7,500. For amounts ranging between $7,501 to $15,000 the HUD 203k consultant fee is $500. For renovation work amount between $15,001 to $30,000, it's $600. For the cost of rehab work that falls in the range of $30,001 to $50,000, the 203k consultant fee is $700. The fee will be $800 for fix-up work that falls between $50,001 to $75,000. If the proposed repair work costs between $75,001 to $100K, the fee would be $900. In those rare cases where the renovation work to be undertaken exceeds $100,000, the fee shall be $1,000. Over 100,000.00 the cost is 1.5 % However the lender will reimburse you up to 1000.00

Prices increase based on surface areas and square footage.Expect additional cost for HUD 203k renovations as the inspection is a much more detailed inspection including the hvac and ductwork and all areas of the home must be inspected

- Visual Inspector (VI) - May perform Full or Modified Risk Reduction Inspections. This is done by a Dust Inspection or a Visual Inspection after unit has been prepared for inspection by an accredited lead paint abatement contractor. Visual Inspectors may also perform testing for Clearance.

Water Testing Potability PackageWater can be tested for just about any mineral or impurity. However, the most common sample group is called the Potability Water Sample, also sometimes referred to as “Chemical and Bacteria Testing.” Should there be a problem, water conditioning units are available for any impurity found in the water. This means we will not damage any property, including removing drywall, carpet, etc. Our inspectors will use a hygrometer and infrared camera, moisture meters, and other tools in an attempt to assess non-visible areas. It is the responsibility of the customer to ensure all areas to be inspected are accessible. Our inspectors may not remove storage items, furniture, appliances, etc. in order to access an area. In addition, they will not enter enclosed, unsafe areas of the home. This may include crawlspaces, attics, etc.
A travel fee of $50 will be applied to all packages when serviced outside of core areas.Full mold inspections are performed by a Certified Microbial Investigator (CMI) as designated by the American Council for Accredited Certification (ACAC). This prestigious, board-awarded certification recognizes knowledge and field experience in microbial sampling. Radon is a naturally occurring radioactive gas that is colorless, odorless, and tasteless and therefore cannot be detected by our senses. Radon is a health threat because the gas can accumulate in homes and cause lung cancer. It is the second leading cause of lung cancer behind smoking.
The EPA has a set 4.0 pCi/L as the Action Level to correct your home. Because there are no safe levels of radon, it is recommended that a home be corrected for levels between 2.0 – 4.0 pCi/L. It should be noted that radon can occur anywhere and even a home located in a low-risk area can accumulate gas above the EPA Action Level.
