Our ProcessYour very own custom design is as easy as 1, 2, 3!
STEP ONE: INITIAL MEETING Let's meet at your home for a free consultation! We'll discuss any ideas, aesthetics, budget, and codes pertaining to your project. The ideal start is to have a wish list ready of what your project may require. This may include anything from favorite colors to detailed sketches to measured floor plans to photos of inspiration to anything that best describes your project. A plat (aka Site Plan) and a sketched floor plan are most appreciated along with existing photos of the site. Feel free to send any documents to my email prior to or after our meeting.
STEP TWO: LETTER OF AGREEMENT If both parties are comfortable moving forward, a Letter of Agreement is signed. This Agreement is a one-page document that defines fees, expectations, and protections. Payment options include hourly or fixed structures and costs vary depending on the type and size of your project. I'll provide an estimated range of hours required to complete your drawings to aid in choosing which payment option is right for you. Feel free to call or email to inquire about our rates.
STEP THREE: DESIGN AND DRAFTING We're ready to start designing! Required drawings to obtain a building permit will be drafted and we'll discuss the project with your contractor to ensure clarity. Finding a contractor that you trust as soon as possible in your construction process is strongly recommended. Once the permit drawings are complete, I am available to perform additional tasks such as cost analysis, conversing with engineers, submitting for a building permit, or to assist in any other way you'd desire. Your builder will typically submit the drawings for building permit and is also responsible for developing bids for your project. When the permits are obtained, you're ready to start construction!
